David Michael impressed me with every contact. His data-driven listing presentation supported his recommendation for pricing and strategy for marketing. He listened to my unique situation one in which I returned to an area in a state that I had left nearly 50 years ago to sell as a successor trustee my father's vacant home to fund his medical care. David immediately recognized that I would receive nothing from the sale since the proceeds would remain in a trust. He recommended an excellent lawyer specializing in these situations to reduce any possible risk to me personally and to the trust; indeed she was also excellent. Due to the irrevocable trust this was no easy sales process. But throughout David was reassuring and helpful. He handled the additional work with the greatest competence and timeliness. After listing for three (!) days David presented me with five excellent offers all above the listing price and guided me through the different terms of each offer. Upon accepting one David helped guide us to closing in 16 days. For a sale complicated by a house in an irrevocable trust and the requirement for me to become the successor trustee that is almost unbelievable. Everyone I tell is surprised - and I give complete credit to David. Not only was the sale complicated by the trust but also by the more regulated state (MA) in which it occurred. David handled things like installation of new smoke detectors and meeting the fire dept promptly. My own state has few of the requirements that I encountered in MA. At every step of the way David addressed every issue promptly and communicated clearly with a positive friendly can-do attitude. He also did everything that he said he would do and probably more that I did not see. I highly recommend David without any reservation. In addition to being the best realtor that I could imagine it is also evident to me that he is a kind and thoughtful person.
